Alpharetta Memorial Park Dedication September 8th
The City of Alpharetta will dedicate the new Alpharetta Memorial Park at 3:00 PM on Monday, September 8th. The park is located at the Alpharetta Public Safety Headquarters at the corner of Old Milton Parkway and Westside Parkway. This park will serve as a place for the public to commemorate and honor all American veterans and public safety personnel. The new park includes landscaping, new flagpoles, brick walkways with a seating wall, and a bronze eagle sculpture. The park features the relocated American Legion monument and Vietnam memorial monument. A seating area is provided for the Veterans’ Memorials. The ceremony will include the rededication of the American Legion monument, the dedication of a new Veteran’s Memorial monument, presented by the VFW Post 12002, and a flag raising ceremony. Golf Tournament at White Columns to Benefit The Miracle League
The 2nd annual "Bagel Boys Open" will be at White Columns Country Club on Sept 9 to benefit The Miracle League at North Park in Alpharetta. The North Metro Miracle League provides inclusive adapted sports and social activities for children and adults of all abilities. Golfers participating in the tournament can enjoy bagels and coffee while they warm up from 8-9 a.m., with a shotgun start at 9 a.m. The format is a two-man, nine-hole scramble followed by a filet mignon lunch served poolside. The Juvenile Diabetes Research Foundation (JDRF) is the leading charitable funder and advocate of type 1 (juvenile) diabetes research worldwide. Type 1 diabetes is a disease which strikes children suddenly and requires multiple injections of insulin daily or a continuous infusion of insulin through a pump. Insulin, however, is not a cure for diabetes. The mission of JDRF is to find a cure for diabetes and its complications through the support of research. Our own Brian Vanderhoff has had Type 1 Diabetes for 33 years. He has become accustomed to the daily insulin and everything else that goes along with being a diabetic. We support JDRF in hopes that someday "Becoming a Diabetic" is no longer a lifestyle change, but merely an illness that is treated and recovered from. Or even a vaccine that prevents it all-together. Atlanta Traffic: Labor Day Weekend Lane Closures Affect Travel
Georgia DOT will continue work on the 14th Street Bridge Improvement Project in Atlanta during the Labor Day holiday weekend with multiple lane closures on I-85 and I-75 southbound resulting in significant traffic delays where the two interstates merge (The Brookwood Split). Lane closures will be in place beginning 9 p.m. on Friday, August 29th until 5 a.m. Tuesday, September 2nd. During the three-day Labor Day weekend crews will tear out and rebuild sections of I-85 and I-75/I-85 Downtown Connector. • I-85 southbound reduced to two lanes at the I-75 merge • I-75 southbound reduced to one lane at the I-85 merge All six lanes of the Downtown Connector will reopen south of 10th Street. The lane closures are part of an $88.5 million reconstruction project at 14th Street in Midtown Atlanta which began in spring 2007 and is expected to be completed in spring 2010. The Labor Day weekend work will improve safety, sight distance and shift travel lanes for a new 10th Street exit ramp. There will also be an open area between the Downtown Connector’s northbound and southbound lanes under the old 14th Street Bridge. This will allow crews to place equipment and materials to finish removing the east side of the bridge and then begin rebuilding the supports for a new, taller and longer replacement bridge. Georgia DOT anticipates 383,000 motorists (average holiday weekend total number of vehicles) and 150,000 event goers. An average non-holiday weekend averages 437,000 vehicles. Georgia DOT urges travelers to call 511 for updated information about this or any other construction project on our state highway system. Georgia 511 is a free phone service that provides real-time traffic and travel information statewide, such as traffic conditions, incidents, lane closures, and delays due to inclement weather. Alpharetta Police Unveil Child Fingerprint System Thursday, August 28th
As millions of children start back to school, the Alpharetta Department of Public Safety is preparing to launch a new digital fingerprinting identification system designed to help parents find a lost or abducted child. The system is the most comprehensive, technologically advanced family safety program of its kind. Donated by the Alpharetta Public Safety Foundation, the $6,000 system will be presented by police officers and foundation board members Thursday, Aug. 28, at 7 p.m. at the Public Safety Annex at 2970 Webb Bridge Road in Alpharetta. The SafeAssured ID system includes a mini cd that can be shared with law enforcement, the media and community within minutes of a child’s disappearance. It contains: up to 10 digital fingerprints,digital photograph, streaming video showing mannerisms and gait, voice track providing the child’s voice and accent, general physical description, vital personal information (street address, date of birth, life-threatening medical conditions, identifying scars or marks, and tattoos), and family code word. The system will be used at community functions, where families will receive a durable, full-color photo ID card and a Parent’s Guidebook, written in conjunction with the National Center for Missing and Exploited Children, containing helpful safety information. Officer Terry Joyner brought the idea of the digital fingerprinting system to the department after seeing it demonstrated at the National Conference on Preventing Crime in Atlanta. The Forsyth County Voter Registration and Elections Department is seeking residents who are interested in being poll workers for the November 4 General Election. Those interested can attend one of several upcoming informational Meet and Greet sessions. Forsyth County Schools: Redistricting Update
The Forsyth County Board of Education approved a revised redistricting timeline on August 14. Under this timeline, Draft # 5 of school attendance lines for the 2009-10 school year will be available for public feedback online and in schools from September 19 at 10 a.m. until October 3 at 5 p.m. This feedback will be presented to the Board on October 9 at 4 p.m. and the Board will adopt the final district line maps for 2009-10 on October 16 at 6 p.m. For more information click here. Alpharetta PAL's 2nd Annual 5K/1 mile Fun Walk Oct. 18: Sponsors Needed
The Alpharetta Police Athletic/Activities League (Alpharetta PAL) will host its 2nd Annual 5K/1 mile fun walk on Saturday, Oct. 18, 2008 at Northwinds Parkway in Alpharetta. The main sponsor is Jackson Healthcare and the event will include a family fun area with healthy ideas displays. The event will start in the parking lot of the Jackson Healthcare corporate office. All donations and sponsorships are tax-deductible. Alpharetta Town Center: Still A Work In Progress
A new plan for the Alpharetta Town Center was proposed to the City Council on August 11th. The original plan was to develop the area of downtown along Hwy 9 from City Hall to the South. However, an agreement could not be made between the developer and property owners on the south side of the project. The new plan would put the development along Academy St to the East of Main Street and include the Southeast corner of Haynes Bridge Rd and Academy Street which had initially been planned as a park. Council members agreed to the plan only as a starting point in a new direction. While the Council did not necessarily like the idea of replacing the park with another development, it was pleased that development in that direction would eliminate the need to acquire privately owned property. This project will continue to evolve as new ideas are presented and modified to create a downtown Alpharetta for the 21st century consisting of a new city hall that coexists with retail, office and residential space.
Not too long ago, it seems our little town of Alpharetta was "too far out in the country" for most Atlantans. Today it's matured into a bustling city of commerce. Yet it's maintained its beauty and small town charm that drew us here many years ago. What a great place to live!

Arts on the Creek in Johns Creek Labor Day Weekend
With a new name, new venue and a newly created city, Johns Creek will proudly present Arts on the Creek, a music and arts festival Labor Day Weekend -- Saturday, Aug. 30 and Sunday, Aug. 31 at Johns Creek United Methodist Church. The Johns Creek Chamber of Commerce Arts and Culture Committee will host another weekend of great art, music and family entertainment. Last year's arts festival was the city's first and this second annual event remains Georgia's ten largest city's only-arts festival. The event is free and open to the public. This year's festival will kick-off with a new name, logo and venue. Arts on the Creek -- the newly coined title -- captures the excitement and energy that is Johns Creek. A new logo was created based on a painting Johns Creek resident and committee member Ann Marie Noyman. Johns Creek United Methodist Church, the new venue for this wonderful event, was selected for its visibility, expanse and beauty. With a larger venue, Arts on the Creek will utilize 30,000 square feet for up to 150 commercial artists from Georgia and neighboring states as well as for sponsors, food vendors, children's entertainment and more. This year the Johns Creek Children's Museum will provide a variety of children's activities, while Tropical Breeze Shaved Ice and other local and area vendors and sponsors will be on hand to provide food and beverages during the event. Lawn seating will accommodate more than 2,000. Musicians and dancers will also entertain festival guests on the main stage throughout the two-day event. Last year's performers included Atlanta Chinese Dance Company, Atlanta Jazz Syndicate, Lindsay Appel, Jazzmatic, Red, Eve Hao Dance Studio, Fleetwood Dance Studio and DJ Mitch and Chinese Zheng. Additionally, there will be a private reception and juried fine art show on Friday, Aug. 29. Jurors Dr. Pam Sachant, assistant professor of North Georgia College & State University and Mark Karelson, director of Mason Murer Fine Art will select the winners and present cash prizes first, second and third place winners along with a first-place prize for the top student work. Great Deals In Today's Real Estate Market
In today's real estate market there are a lot of good deals out there, but the process can be complicated. Between pre-foreclosures and short sales, sheriffs' sales and post-foreclosures it is difficult to know how, and oftentimes risky to purchase one of these properties. A home goes into pre-foreclosure when a borrower has fallen behind on the payments, but the house has yet to be auctioned off. Many owners are open to doing a short sale in this type of situation. A short sale is when a buyer pays less for a house than the mortgage that is owed on it. Lenders must agree to a short sale, and will then forgive the rest of the debt. In the next stage of foreclosure, homes in default are auctioned off on the county courthouse steps. These homes can be real bargains, but the process is incredibly risky. Bidders can't inspect the property, so there's no telling how much work it needs. There could also be liens against the home, due to unpaid taxes and so forth, which can also increase the cost of these homes. Additionally, buyers need to come with cash, ready to put 10%-20% down on the spot, and be able to fund the rest within a few days. Post-foreclosures are when a lender has taken back a house and the property goes back on the market as what's called an REO (real estate owned) property. These are treated like ordinary sales and listed with a broker. Typically, bargains are not as sharp, but the process is a lot easier and neater. You have the right to make an offer with a right to inspect and walk away if anything too severe is discovered. The title will generally be clear and the property is delivered vacant. Family Water Fest at Lake Lanier on August 23rd

Update On Seller-Funded Downpayment Assistance
Seller-funded downpayment assistance on Federal Housing Administration loans could get a second life under a bill introduced by Rep. Al Green, D-Texas, that also authorizes the FHA to charge risk-based premiums. The Green bill would repeal sections of the recently passed housing bill that bans seller-funded downpayment assistance and institutes a 12-month moratorium on risk-based pricing starting Oct 1. The bill (H.R. 6694) would require the FHA to charge higher mortgage insurance premiums for homebuyers with credit scores below 680 that receive seller-funded downpayment assistance from nonprofit groups, such as Nehemiah Corporation of America and AmeriDream. Borrowers with credit scores below 620 would be charged risk-based premiums. "I have introduced this bipartisan bill to revive this critical program under new standards that will effectively balance the risk of potential foreclosures with the goal of increasing homeownership," Rep. Green said. The Texas congressman introduced the bill on July 30 just before the House adjourned for the August recess. Northside Hospital Forsyth Women's Center Opens
Northside Hospital-Forsyth opened its long-awaited Women's Center on Wednesday, Aug. 6, bringing maternity and newborn services closer to home. The hospital also welcomed its first baby which was the first baby to be born at a Forsyth County hospital in more than 25 years. In 2007, more than 1,600 babies were born to Forsyth residents at Northside's Atlanta campus. Northside expects to exceed this number in the first year of the new state-of-the-art Women's Center in Forsyth. Public Hearings For New Forsyth County Detention Centers
Forsyth County Citizens are invited to learn about a proposed new detention center at two informational sessions to be held in August. In November, Forsyth County voters will have the opportunity to vote on a referendum regarding construction of a new detention center. Those interested in learning about the proposed detention center are invited to attend informational sessions on Tuesday, August 12 and Tuesday, August 26. Both meetings begin at 6 p.m. and will be held in the Sheriff's Office Conference Room in the Government Building located at 101 E. Main Street in Cumming. The current plan calls for the proposed detention center to be constructed on county-owned property on Veterans Memorial Boulevard in Cumming, with approximately 226,000 square feet and the capacity to house 480 inmates. Forsyth County Proposed Property Tax Increase: Additional Public Hearings Announced
Due to a minor error in legal advertisements relative to the county’s 2008 tax digest and five-year history of levy, the Forsyth County Board of Commissioners will hold three additional public hearings regarding a proposed property tax increase. The Board of Commissioners is considering the adoption of a millage rate that will require an increase in the Maintenance and Operation property taxes, Fire property taxes and Bond property taxes. The proposed county Maintenance and Operation rate remains at 3.834. The proposed Fire rate remains at 1.765. The proposed Bond rate is 1.196 mills, up from 0.446 mills in 2007. This represents a total millage increase of 0.75 mills. The increase in the Bond property tax rate is due to the approval of the $100 million parks, recreation and green space bond measure approved by voters in February. The county intends to issue these bonds in September or October. The Forsyth County Board of Commissioners will hold three (3) public hearings to allow the public an opportunity to express their opinions regarding the increase. All concerned citizens are invited to attend the public hearings regarding this tax increase. The hearings will be held at the Forsyth County Administration Building located at 110 E. Main Street, Suite 220, in Cumming on Tuesday, August 12 at 3 p.m. and Thursday, August 21 at 11 a.m. and 6:30 p.m. Three public hearings were held in July regarding this proposed property tax increase. Due to a minor error in the advertisements showing the five-year levy history, the state has asked the county to re-advertise the proposed property tax increase and hold three additional public hearings. The additional public hearings scheduled for August will not impact tax bills or the collection of taxes.
