What's Ahead For Mortgage Rates This Week November 22nd, 2010


Mortgage markets worsened last week as the U.S. dollar gave up ground in currency markets, and inflation concerns mounted. In response to the events, conforming mortgage rates rose for the third straight week.

Mortgage rates have now climbed by as much as half-percent since the start of the month, and Freddie Mac reports average loan fees to be higher, too. The 7-month rally in rates may be nearing its end. The 30-year fixed rate mortgage is at a 4-month high after reaching an all-time low just 3 weeks ago.

The abrupt change in rates makes for an interesting study in expectations, and how they can influence a market. Remember, inflation is bad for mortgage rates. Inflation devalues the dollar which, as a consequence, devalues repayments made to mortgage bond holders. As a result, when inflation is present, mortgage bonds tend to sell-off which causes mortgage rates to rise. This is what's been happening these past 3 weeks. However, we're not in an inflationary environment. To the contrary:
1.The Federal Reserve has said inflation is too low to be economically healthy
2.Last week, the Cost of Living posted its lowest year-over-year gain in history

But mortgage rates are rising anyway. This is because global investors believe the Fed's most recent market intervention - a $600 billion bond purchase program - will later lead to inflation. Just on the expectation, markets are behaving like inflation is already here.

This week is holiday-shortened, and rates should remain volatile. There's a bevy of data including the Existing and New Home Sales reports, consumer confidence data, and the FOMC Minutes from the November 3 meeting.

If you haven't made a decision on what house to buy, now is the time to consider making that decision and locking in a mortgage rate as well.

What's Ahead For Mortgage Rates This Week November 15th, 2010 ?



In a holiday-shortened trading week, mortgage markets tanked last week, casting doubt on whether the bond market's 7-month bull run will continue. Fears of inflation caused conforming mortgage rates to rise.

Last week marked the first sizable mortgage rate increase over the course of 7 days since April.

The biggest reason why rates rose last week was because of concerns that the Federal Reserve's latest round of stimulus will devalue the U.S. dollar.

The Fed pledged an additional $600 billion to the bond markets two weeks ago and, to meet this obligation, the group will have to, quite literally, print new money.

It's Supply and Demand. With more dollars in circulation, every existing dollar is worth less.

It's also inflationary.

As the Fed's pledge ties back to mortgage rates, remember that mortgage bondholders are paid in U.S. dollars. So, if those dollars are expected to be worth less in the future, we would expect mortgage bond demand to fall. And that's exactly what happened last week - investors rarely clamor for assets whose value drops over time.

The falling demand dropped down prices, and pushed up yields. Mortgage rates spiked.

This week, the trend could continue. There's a lot of inflation-signaling data on tap:
* Monday : Retail Sales
* Tuesday : Producer Price Index; Consumer Confidence; Housing Market Index
* Wednesday : Consumer Price Index; Housing Starts
* Thursday : Initial and Continuing Jobless Claims

Analysts are calling for lukewarm data this week; none of the releases is expected to show strong growth. If the analysts are wrong, look for rates to rise again.

Momentum is moving away from rate shoppers. If you have put off making a decision on putting an offer on a home, wait no more! If you've yet to lock in a rate, consider doing it now.

Can Do Attitude


We recently had a client that was moving to the Alpharetta area from Florida. He had been transferred by his company. He had fairly normal requirements for the house he wanted, 4 bedrooms and 3 baths. What was not so normal was that he wanted to be within 2 miles of his new office and he only wanted to make right turns to get to work and if possible only right turns to get home.

I thought this was a bit strange so I asked him why only right turns? He said it made it easier and quicker in the traffic. Well we took the can do approach and were able to find him the perfect home 1.5 miles from his office. He turned right out of his subdivision, right on the main street and right on the street he worked on and right into his parking lot. I showed him that he could exit right out of his parking lot, turn right on the next major street, right again to get to his main street, then right on it and right on it into his subdivision.

So there we have it, a can do attitude, all right turns to and from work and only 1.5 miles from his office, well it was 2.1 miles on his way home if he only wanted to turn right.

Newest Addition to the Vanderhoff Team



Meet the newest addition to the Vanderhoff Team. Her name is Baby. She doesn't sell real estate, but in her first month at the house she sure showed us how she could take control of the place.









She has learned how to go up and down the stairs but still can't seem to get potty box right.







Now if we can get her to mind and come when we call her things will be great.

Farmers Market

New Hope In Africa

We have finally settled on a name for our new non profit organization. It will be New Hope In Africa. You will be hearing much more about this in the near future as we set up our Face Book and Twitter fan pages as well as our new websites.
Our goal for this organization is to drill wells to provide safe clean drinking water for those less fortunate than us. We have a partner on the ground in Africa that will oversee the work that we will be having done there.


It is amazing to me that for a mere $6000 we can change the lives of an entire village of 600 to 900 people. Home Prices Stabilize in 60% of U.S. Cities

LOS ANGELES - Home prices rose in nearly 60 percent of U.S. cities in the first quarter of this year, as the housing market started to stabilize thanks to billions of dollars in federal spending.
The median sales price for previously occupied homes rose in 91 out of 152 metropolitan areas tracked in the January-March quarter versus a year ago, the National Association of Realtors said Tuesday.
There were double-digit price increases in 29 cities - a sharp improvement from the fourth quarter of last year, when prices rose in about 40 percent of cities.
The tax credits - $8,000 for new buyers and $6,500 for current owners - helped gin up home sales this spring as many buyers raced to purchase a home in time to qualify before the incentives expired at the end of April.
Sales of previously occupied homes surged in March after a three-month decline caused in part by harsh winter weather.
In all, about 2.2 million households had used the first-time buyer credit as of late March at a cost of $16 billion, according to the Internal Revenue Service.

Fire Department Prepares to "Give Burns the Boot" During Annual Boot Drive

Funds collected support burn victims, fire prevention programs
The Forsyth County Fire Department will once again "Give Burns the Boot"® during their annual boot drive benefiting the Georgia Firefighters Burn Foundation. Motorists can expect to see firefighters at intersections throughout the county on three upcoming Saturdays: May 1, 8 and 15.
The donations collected will be turned over to the Georgia Firefighters Burn Foundation and used to fund a variety of important programs. Donations will send children who have been victims of severe burns to summer camp at Camp Oo-U-La, the only camp in the state specifically for burn-injured children. Additionally, funds will support the foundation's endeavors to educate the public in burn awareness and prevention and will fund safety and educational efforts.
The Forsyth County Fire Department will receive back five percent of the funds raised for use toward fire safety and burn prevention programs in the community.
"Forsyth County is a very generous community," Fire Chief Danny Bowman said. "We are always appreciative of the support the boot drive receives."
The Georgia Firefighters Burn Foundation is a 501(c)(3) non-profit organization, established to assist with fire prevention and safety education and the treatment and recovery of burn survivors. Founded in 1982 by a group of Atlanta area firefighters, the Georgia Firefighters Burn Foundation now serves all of Georgia in its three-fold mission:
• to educate the public in burn awareness and prevention
• to support medical facilities in the care of burns in Georgia
• to assist burn survivors in their recovery
The Georgia Firefighters Burn Foundation's primary source of fundraising is the annual "Give Burns the Boot"® boot drive in which more than 100 fire departments throughout the state join together and collect funds to benefit the Foundation in its mission. Burning Ban in Forsyth County

Fire Department
Ban on Outdoor Burning Goes Into Effect May 1
Ban lasts until October
A countywide, state-mandated ban on outdoor burning goes into effect May 1 in Forsyth County and lasts through September 30. The ban prohibits all outdoor burning including the burning of leaves, trash, yard debris and storm damage.
The Georgia Environmental Protection Division imposes the ban on outdoor burning to comply with Federal Clean Air Regulations. During the summer months in Georgia, the ozone in the air can reach unhealthy levels. Open burning has been identified as a significant contributor of the pollutants that form ozone.
Limited exceptions to the ban include recreation/cooking fires, campfires in approved areas and open flame equipment/tar kettles/etc. No notification to the Forsyth County Fire Department or the Georgia Forestry Commission is required for these types of burns. Go Green, Recycle Your Old Electronics

Dump out old electronics in Forsyth

April 28, 2010
CUMMING – Continue spring cleaning by bringing old electronic equipment to be recycled at Keep Forsyth County Beautiful's (KFCB) electronics recycling event. This recycling event will be held May 8, from 9 a.m. to 1 p.m. in parking lot 3 at the city of Cumming Fairgrounds on Castleberry Road.

Acceptable items include old computers, printers, cameras, cell phones, stereos, televisions and more to be recycled. The minimum donation per carload drop-off is $5. An additional $10 fee will apply for all acceptable televisions. Large wooden console and projection televisions will not be accepted.

"We recycled 56,781 pounds of electronics last May, including 167 televisions and 290 computers," Environmental Program Manager Tammy Wright said. "We encourage all citizens to clean out their closets and storage rooms and bring their old electronics."
