They will fill out your contract, help you pick your upgrades, but always remember, they do not represent you or your interest. Whether you are signing a contract on a home that is about to be built, or was just built, it is important to have someone looking out for you. A good agent will help you through the construction phase, through the closing and well into the warranty work. It is a good agent that makes sure you buy a home that has a good warranty and that will represent you and advise you on how to ensure the builder repairs all defects covered by the warranties, long after you close.
You will not pay any more for your new home to have your own Realtor representing you. However, if you rely on the builder’s agent to take care of you, you may not end up with what you expected, and will still have no one to help you with the warranty work after you have closed.
